I identify properties that may suit, take you through them, research them if they appeal and help you write up an offer once you make your decision and, as I said, this service doesn’t cost you a cent.
I don’t work with a lot of buyers, working mainly as a sales agent, but, for example, just over the past few months I have helped three buyers get into new homes. These have included two properties that were up for auction, and another which was a priced home. In one auction case, by having the buyers prepared ahead of time, they were able to make an early offer, thereby bringing the auction forward and effectively eliminating competition from other buyers who hadn’t yet seen the home. The other auction I noticed before it came onto the market and took my buyers through it days before the first open home, giving them a big advantage. We looked at the Information Pack together and reassured, wrote up an offer and presented it the following Tuesday, two days after the first open home. Again the auction was brought forward. They feel they were able to purchase for almost $30,000 less than they would have been prepared to pay. In the case of the priced home, I was able to get my buyers through the property outside of open homes and analysed recent sales in the area to help them formulate a market price, ensuring they didn’t overpay. I also wrote up the offer for them eliminating lawyer’s fees.
It doesn’t cost you a penny to work with me but, by being “your” agents I can:
- Identify suitable properties (I often hear about things before they come to the market),
- Talk to the listing agent about the property (they’ll often give me more info that they’ll give you),
- Arrange viewings, which can often be outside of open home times,
- Investigate titles, LIM’s etc for potential problems that might arise, prior to putting them through to your solicitor (potentially saving you money)
- Write up offers (again saving you money) and
- Guide you through the negotiations.
- Once you’ve made an offer I can help to push it to be accepted and then
- Guide you through the settlement process.
- If it’s an auction, I can help you with due diligence, develop an auction strategy and help with bidding if you would like me to.
